The villa is a family-owned holiday home which is available for short-term rentals to families and groups of up to 10 people. Two families of 5 can stay in the home for less than you would pay for a hotel - and with the privacy and amenities of this vacation home, you'll have a much better time!
You can stay for as little as 4 nights, or as long as you want in the comfort of a 4 bedroom (2 master suites!), 3 bathroom luxury villa in a beautiful gated community surrounded by orange groves, and just about 12 MINUTES FROM DISNEY WORLD.
Our Disney vacation rental home offers you all the comforts of home, but you'll definitely feel on holiday! It is professionally maintained by local property managers who are available to help ensure your stay is pleasant. The cleaning staff fully prepares the villa for your arrival and you'll find fresh linens and towels just as you would in a fine hotel. The pool, lawns and gardens of the home are also professionally maintained to very high standards. You can expect the villa to be exceptionally clean and well-prepared for your stay.
The spectacular, SOUTH-FACING PRIVATE POOL AREA will likely be the centre of your activities at the villa. With it's southwest exposure and open space behind, you get all day sun on the pool, unobstructed sunset views and plenty of privacy. But there's lots more to entertain your family. A big screen high definition cable TV with DVD player lets you watch your favorite shows or movies; three of the bedrooms have their own personal cable TV; there's a Nintendo video game system in one of the bedrooms with plenty of games to play; and the amazing games room can easily entertain a crowd with its high-quality 8' pool table, computer with high speed internet, along with an electronic darts game that's loads of fun!
Booking a holiday at our Orlando Sunshine Vacation Villa is safe and easy. You can be assured that there will be no nasty surprises in your accomodations during your holiday. We try to keep it as clean as possible for everyone, so there is no smoking permitted in the house or anywhere in the screened-in pool enclosure, and pets are not allowed.
You'll also be comfortable knowing that you are dealing directly with the owners. 1) What do I need to bring with me?
Orlando Sunshine is fully furnished and well equipped to ensure that you have a fantastic holiday. We supply clean sheets on all beds, bath towels, hand soap and toilet paper. You should bring your own personal toiletries such as shampoo, bath soap, etc. and be prepared to pick up a few supplies to replenish during your stay.
A great idea you might want to consider (especially if you have a late arrival time) is a welcome package of food, drinks, and essentials - this can be pre-ordered so it's at the villa when you arrive.
2) How do I get into the villa when I arrive?
The keys are secured in a key box outside the villa. Prior to your arrival we will give you the code so you can access the key box. Open the key box to access the key to the villa, then return the key to the lock box and lock the box again. This method ensures that you won't get locked out of the villa.
3) Who do I contact if I have any questions or problems occur during my stay?
Our management company will be able to rectify problems and help you get things working. Please feel free to give them a call - they are very knowledgeable about the villa and are happy to help. Their phone number will be available at the villa, and we will also send that number to you before you begin your trip to Florida.
The villa also offers free unlimited calling to anywhere in the U.S. and Canada (where we live); so you can call us (the owners) for further assistance.
4) What will the weather be like when I arrive?

Generally November - February has daytime highs of around 75F/24C and lows of about 50F/12C. March, April and October have highs in the 80'sF/28C and lows around 60F/16C. May - September have highs around 90F/32C and lows around 70F/21C.
Florida is located in a sub-tropical climate. Thunder storms regularly occur which are sudden and heavy. In peak rainfall months from June to September, it often rains in the afternoon for a short time before clearing again to bright sunshine. Hurricane season is also during this time, and while Orlando is inland it still can be affected by hurricanes and precautions should be taken if a hurricane is in the forecast.
5) I don't like giving my credit card number on the internet. Are there other payment options?
The preferred payment method is Paypal (credit card) for the Booking Deposit, followed by bank draft/money order for the Balance/Security Deposit. However we understand your concern and we will certainly accept bank draft/money order mailed to us for all payments.
Paying using the Paypal payment method we recommend allows you to use your Paypal account or any major credit card, knowing that no one (including us!) gets your credit card information except Paypal. And Paypal is one of the largest credit card processors in the world (owned by eBay).
Also you need to be aware that your booking is not a contract until we receive the deposit. Since we don't hold dates waiting for a deposit, it's possible you could lose your dates using this slower method. If this occurs, you could choose alternate dates or have your deposit returned.
6) Why should I consider paying for the optional pool heat?
The pool is equipped with a gas heater, which is an optional cost but highly recommended from October until April. For pool heat your additional cost is $25 per night or less (depending on your length of stay). Gas heating like ours is generally considered the best way to heat a pool, because it is capable of maintaining temperatures even in cold weather better than the other types of pool heating available (electric and solar).
The pool heater is set to reach a warm but still refreshing temperature in the mid-to-high 80'sF(about 30C). However, at certain times of the year if its unusually cold weather the heater may have a difficult time reaching this temperature. There are no temperature guarantees of actual pool temperature, but generally the pool heater is capable of raising the water to a temperature about 10% above the air temperature.
Plus, we have a pool blanket which covers the water and must be used in order to maitain pool temperature at night. The combination of the pool blanket and the gas heater assure you that, whatever the weather during your stay, you'll have the best likelihood possible of keeping a comfortable and enjoyable pool temperature.
7) Is maid service included in the price?
Our Villa is rented out on a self-catering basis. One cleaning is included in the price and that happens before you arrive. The property is fully cleaned with freshly laundered linens and towels supplied on departure of every guest party, and it's inspected just prior to your arrival. For your convenience the villa is provided with a vacuum cleaner, brush and pan so you can take care of minor cleanups during your stay. Our holiday villa is treated regularly for insects and the pool is professionally maintained on a weekly basis.

8) When do I pay the deposit/final payment/security deposit?
Your deposit payment is due at the time of booking to confirm and hold the reservation.
Final payment for all rentals, security deposit and additional options is due 8 weeks prior to the arrival date.
If you book less than 8 weeks before your date of arrival then the full amount is payable immediately.
9) How close is Orlando Sunshine Vacation Villa to Disney and other major attractions ?
Orlando Sunshine is about 12 minutes from Disney and within an hour of most other major attractions in the area. See the Location page for more details.
10) Is there a phone at the property ?
Yes. You can make free local calls and free long distance calls anywhere in the U.S. and Canada. To make other long distance calls, you may purchase phone calling cards at local stores - these give you good rates on long distance calls.

- check the villa Availability Calender. If it shows "Available" for the dates you require, then email us a villa "Availability/Pricing Inquiry". We'll reply to you with an actual complete price quote and confirm the availability of the villa for your dates.
- If you want to go ahead with the booking, email us a completed "Reservation/Booking Form" including the names and ages of all guests who will be staying at the villa (both overnight and day guests).
- after your booking details are approved (we reserve the right to refuse bookings at our discretion), we will email you requesting your deposit payment (usually by Paypal). Once we receive your deposit, your booking is confirmed. Until that time, dates are available to others on a first pay, first booked basis.
12) Are there any restrictions at the villa ?
In order to make the villa suitable to most guests, there are a few restrictions we enforce:
- Smoking is not allowed in the villa or anywhere on the property
- Pets are not permitted
- The computer is for general guest use and no software may be installed, or improper internet use is allowed

Glassware and bottles are not to be taken into the pool or pool deck area, since even small pieces of broken glass are a hazard for future guests
- While you are free to enjoy cooking your own meals in the villa, please avoid extremely smelly/spicy foods particularly at the end of your stay, as the smell can linger and be unpleasant for the next guests if they don't share your tastes in food!
