The villa's double car garage has been professionally finished and air conditioned into an amazing private games room with high quality 8' pool table, 32" flat screen tv, arcade-style basketball game, electronic darts and computer desk with wifi high speed internet access and multifunction printer to entertain your family. Most other vacation rental homes don't offer a games room at all, and those few that do are generally not air conditioned so they're far too hot to enjoy for much of the year. Generally if a hotel has pool tables or games like this you have to pay for these games and wait your turn to use them - that's not fun! Our cleaners charge us some of the highest rates around to clean our villa, but since it results in an exceptionally clean villa and the service is totally reliable, then that's a cost we gladly bear for our guests!

Likewise, our gated community requires a high standard of lawn care and property irrigation - this cost to us results in a predictably beautiful community for you to stay in. The villa is tucked into an exclusive enclave in a quiet area, close to interstate 4 and highway 27. It's across highway 27 from the huge new retail development Posner Park. It's central to all the big attractions and activities Orlando and Florida have to offer. Plus the location also offers all the essential services in the neighbourhood, along with other shops, restaurants and services that you'll find are nice to have nearby during your stay - all only minutes away.

#6. Small, Secure and Private Gated Community:
Our vacation rental home is in the small, exclusive, secure and exceptionally well maintained gated community of Tivoli Manor. This community was built in 2003/2004, and is unusual in how small it really is - there is only one street that loops around, and has just 35 homes - it might be the smallest gated community in all of Orlando! In many gated communities, there are dozens of streets and hundreds (some have over a thousand) homes - there are far too many people about to really give you the seclusion and privacy a gated community should provide.

Some of the largest communities are the resort communities which boast a community pool and other facilities. The thing they don't tell you is that almost all the homes in their community are much too far away to actually make use of those facilities. Plus, do you really want to swim in a community pool with dozens of other people when you can have your own large private pool all to yourself?

#5. The Villa Really is as Good as it Appears:
There are some very misleading photos used on many other vacation rental homes web sites. When you're viewing photos of vacation rental villas on the internet, it's very important to look for the details. Firstly, you need to know when the photos were taken. On some web sites the photos you see were taken when the house was new (sometimes 15 or 20 years ago) and those villas doesn't look nearly that good now. EVERY PHOTO of our Orlando Sunshine Vacation Villa shows the date it was taken, so you can have complete confidence that the home looks just as it appears here.

Secondly, look for details in the surrounding environment that can have a huge impact on your enjoyment. Most vacation rental homes back onto dozens of neighbouring homes and with no fences between villas, this really makes the pool area much less enjoyable. Or, they might only show a photo taken from the rear of the home towards the pool in order to hide the huge communications tower that's right behind their property (true story!). We show enough photos on our web site to give you an accurate idea of what to expect and some more comfort that you're making the right decision in staying at our villa.

Unlike other vacation villa communities which may have many poorly maintained properties (you won't see this on the internet photos!), where grass is not cut or watered and the whole area is in decay; the street and homes in our community are all incredibly well kept and there's no nasty surprises in the environment as you're approaching the home - it's an absolutely beautiful location and you'll feel good arriving there.

Our vacation rental home is professionally maintained by local property managers who are available to help ensure your stay is pleasant. If unexpected problems come up they are great at solving them quickly and efficiently for our guests. The cleaning staff fully prepares the villa for your arrival and you'll find fresh linens and towels just as you would in a fine hotel. The pool, lawns and gardens of the home are also professionally maintained to very high standards. You can expect the villa to be exceptionally clean and well-prepared for your stay.

#3. Spacious Corner Lot with No Rear Neighbors:
Probably less than 10% of all Orlando vacation rental homes don't back onto other homes, and this is a very big deal for guests as it has a big impact on their enjoyment of the pool area. Our villa is on a corner lot so neighbors at the side are not too close, and it backs onto open green space so there are no homes behind the pool area to restrict your privacy. You get great views from the pool area looking out back past the green space, there's a virtually unused country road, with peaceful treed orange groves in the surrounding area.

#2. South-Facing Pool with large deck:
This feature alone separates our villa from most other options. Our pool area faces south-southwest and is completely open that direction (see above). This means that the pool gets full sunshine pretty much from mid-morning until sunset (you'll have a great view of the sunset since the view is completely open to the west with just trees on the horizon). The direction of the pool is important in vacation rental homes because if the pool faces north, for example, the villa and neighboring homes will block the sunshine on the pool for much of the day - and a sunny, warmer pool like ours is definitely preferred. Combine the south facing pool with no rear neighbors and that's a very rare combination that will make a noticeable difference to your vacation enjoyment.
